Flood maps screen risk; they do not quote insurance premiums or guarantee a home will never flood. Charlotte's creeks, aging stormwater infrastructure, and hurricane remnants have flooded areas outside mapped SFHAs. SFHA layers are not insurance quotes

Flood risk data on planning maps, including FEMA Special Flood Hazard Areas (SFHA) and local stormwater layers, indicate where flooding has been modeled or observed historically. They do not determine your flood insurance premium, lender requirement, or whether a specific structure flooded last week.

Know Charlotte may display QoL or Mecklenburg flood-related percentages where ingested. Treat them as screening tools before you hire a surveyor or insurance agent.

Charlotte-specific context

Mecklenburg's creeks (McAlpine, Little Sugar, Irwin) and older urban stormwater infrastructure create pocket flood risks away from river floodplains. Post-hurricane remnants (Fran, Florence, Michael) caused widespread inland flooding, SFHA maps lag real-world events.

New development in Steele Creek and along the Catawba adds impervious surface. Always check both FEMA panels and local Mecklenburg flood maps for parcel-level review.

Insurance and lending

Federally backed mortgages in SFHAs require flood insurance. Private lenders may impose stricter rules. Elevation certificates and LOMA/LOMR processes can change requirements, consult licensed professionals.

Climate change increases precipitation intensity in the Southeast; historical SFHA may understate future risk. Budget insurance before you max out purchase price.
